IMPORTANT: Before making a repair request, please read through the common issues below.

Drain & Toilet Clogs

Toilet Problems

If your toilet clogs, you can normally resolve the problem easily using a plunger. Press the plunger into place over the drain hole and pump it up and down to push the clog through the system.

If you don't have a plunger, you can find one at most hardware stores or big box retailers.

Drain Clogs

If your sink or shower clogs, you may be able to resolve the issue on your own. Many hardware stores sell small plastic cleaning tools you can fish into the drain to pull out any debris.

If you use any liquid cleaners, be sure not to buy corrosive chemicals that could damage your plumbing system.

Electrical Outages

Outlet Problems

If your outlets aren't working properly, check whether it's a GFCI outlet. If so, you may need to reset it. Click the bottom button to make the top button pop out. Then, reset both buttons to restore access.

Propertywide Outages

If you lose electrical power throughout your home, contact your electric company. Your utility provider should be able to help you troubleshoot the problem and determine whether the issue is occurring across the grid or only in your home.

No Hot Water

If you don't have enough hot water, there is likely a problem with your hot water heater. Locate your tank and check the settings on it before making contact with us.

Verify the following:

• Is the heater gas-powered? If so, is the pilot light lit?
• Is the tank in vacation mode? Are the temperature settings appropriate?

If you make any changes, wait 15 to 20 minutes before testing the temperature again.

Heating or A/C Not Working

If your heat or air conditioning isn't working properly, check the settings on your central thermostat. It's surprisingly easy to make changes to these settings, which could cause the system to malfunction.

You can also cycle your system to see if this resolves the issue. If you're still having problems, make a maintenance request below.

My maintenance issue is an emergency!

In emergency maintenance situations, call us directly. For emergencies where you are fearful for your safety, call 911 for first responders.

Other Issues Not Listed...

Other common problems in rental homes include:

• Lights Won't Work: Check the bulbs and the circuit breaker
• Smoke Detector Beeping: This indicates that the battery is low. Replace the battery.
• Refrigerator Problems: If your fridge isn't working, check the drainage holes and make sure your settings are not too high or low.

Please note:

For life threatening emergencies call 911 first! If water is flooding from the plumbing, call your water utility provider for emergency shutoff. If you smell gas, call the gas company. Every other maintenance concern may be urgent but is not an emergency.
